All bookings are charged on a per room basis, including breakfast, based on two persons sharing,
unless otherwise stated.


A non-refundable deposit equal to the cost of the first night’s stay is payable to secure the booking.


Payment can be made by cash or cheque. We would be grateful if accounts can be settled on the day of arrival.


Normal check-in time is between 3pm and 6pm.
If you intend to arrive outside this time, please let us know at least 24hrs in advance. Failure to book in by 6pm, without prior notice may result in your room being re-let.

If you intend arriving in Whitby in the morning, then we are happy to store luggage securely for you. Please call us in advance to arrange this.


We are a totally non-smoking establishment with no exceptions. Any person smoking on the premises will be asked to leave the establishment immediately. A charge of one additional night’s stay will be deducted from the card holder of the booking to cover extra cleaning costs.


We do not accept liability for any loss/damage or injury to either persons or possessions, unless proven to be a negligent act on our part.

Cancellation Policy

Once you have booked your stay, our agreement is a legal contract. We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We will endeavour to find you alternative accommodation. However if this was not possible or unacceptable to you, your deposit will be fully refunded. Our liability would not extend beyond this refund.

Certain weekends of year are 3 night minimum stays. Should you book on these occasions and later cancel one of the days. You will be charged for the full 3 days, as per your original booking.

Damage & Accidents

Damage and accidents happen and we do not normally charge for minor breakages, however we reserve the right to charge for any damage incurred.

We expect all our guest to consider each other when watching TV, and listening to music. We also expect there to be minimum noise when returning from an evening out.


We do offer off-road parking for our guests which is limited to a first come first served basis, but the street parking however, is free to Abbotsleigh guests, you will need to display a ticket on your dashboard, which we will provide for you.

Abbotsleigh do not accept responsibility for any damage, theft or loss to any vehicle parked either on its grounds or on the street. Vehicles are left at owners risk.
